At present, construction equipment monitoring systems have increasingly entered the fields of high-rise residential buildings, large commercial and residential buildings, and hotel-type apartment buildings. In intelligent building engineering, the construction equipment monitoring system and other professional systems involve the most points and surfaces, and the work that needs to be coordinated during construction is also the most complicated. There are the following aspects:

1 Coordinated control of building equipment monitoring system and air conditioning system

The detection and control content of the building equipment monitoring system for the air conditioning air system includes: supply air temperature and humidity, return air temperature and humidity, fresh air temperature and humidity, fresh air valve adjustment, return air valve adjustment, fan pressure difference and filter clogging monitoring and Alarm, equipment start-stop control, equipment running status display and fail-safe alarm, etc. The monitoring and control of the air-conditioning water system includes the monitoring of the temperature, pressure and flow of the supply / return water, the adjustment of the cold (hot) water valve, and the control of the unit's supply (return) water valve and bypass valve.

In the construction process, pay attention to the connection and cooperation with related majors. For example, if temperature and humidity test holes are installed in the air pipe, and the valve actuators of the fresh air valve and the return air line are installed, they must cooperate with the air pipe production and installation construction unit; leave the fan and filter pressure difference test holes to cooperate with the equipment supply department; Opening test holes for water temperature, pressure, and flow on cold (hot) water pipes must be coordinated with the pipe installation and construction unit and completed before the pipe is galvanized twice.

In addition, it is necessary to pay attention to the configuration of the cold (hot) water valve in the air-conditioning water system. In the design of HVAC drawings, dynamic balance electric regulating valves are generally installed on the return pipe of the cold (hot) medium water of the air conditioning unit to ensure the automatic adjustment of the balance of the air conditioning system. When the air-conditioning unit is included in the control range of the building equipment monitoring system (BAS), the BAS system adjusts the control temperature by controlling the opening of the electric regulating control valve on the cold (hot) water pipe. The functions of the two are the same. Because the BAS system has a strong control technology advantage (adjusting the opening of the cold (hot) water regulating valve through the proportional integral derivative (PID) calculation value of the digital direct controller (DDC)), it has a good proportional flow characteristic Therefore, the accuracy of temperature control is high and the effect is good. Therefore, in actual engineering, when the BAS system is used to control the temperature of the air-conditioning unit system, the matching electric control valve should be used.

2 Coordinated control of building equipment monitoring system and building electrical system

The monitoring content of the building equipment monitoring system for the transformer substation includes the status of the high-voltage incoming and outgoing lines and the contact switch, the current of the incoming and outgoing lines, the voltage, the active power, and the reactive power, and the status and current of the low-voltage incoming and outgoing line and the contact switch. , Voltage, active power, reactive power, power factor, transformer temperature monitoring and over-temperature alarm. Due to the special nature of the licensed operation of substation and distribution equipment, the building equipment monitoring system cannot perform operation control on the substation and distribution system, and can only perform dynamic monitoring. The basic points of monitoring and control of electrical equipment by building equipment monitoring systems are generally: equipment operating status display, fail-safe alarm, manual / automatic status display, and equipment start-stop control. Among them, the equipment operating status signal is taken from the auxiliary normally open contact of the independent AC contactor, the equipment fault alarm signal is taken from the auxiliary normally open contact of the thermal relay, the hand / automatic status signal is taken from the auxiliary contact of the transfer switch, and the equipment start-stop control is The relay controlled by DDC opens and closes the starting contactor of the equipment. It should be noted that these electrical contacts must be "passive" contacts to ensure the voltage safety of the control system module. If it cannot be satisfied, it can be realized by adding an intermediate relay. At the same time, the BA contact terminals of the electrical boxes of these devices must be handed over to the electrical box supplier when the equipment is ordered. The intelligent lighting system of some buildings is also included in the scope of BA control. At this time, the BA system is used to monitor and control the non-emergency lighting of public areas, outdoor road lighting, and flood lighting of buildings.

3 Coordinated control of construction equipment monitoring system and water supply and drainage system

In the water supply system, the monitoring points of the building equipment monitoring system include: monitoring of the operating status of domestic water pumps, equipment failure alarms, inverter operating status monitoring, monitoring of pipeline network pressure, and ultra-high liquid level alarms for living pools and water tanks. The monitoring points of the drainage system are: the operation status of the drainage pump and equipment failure alarm, and the ultra-high level alarm monitoring of the water collection well.

Building equipment monitoring systems usually do not involve the start-stop control of water supply and drainage equipment. The operation of the domestic water pump is controlled by the water supply equipment. Drainage equipment and sewage submersible pumps are also controlled by their own equipment's electrical system.

4 Coordinated control of construction equipment monitoring system and elevator engineering

The building equipment monitoring system only monitors the elevator system's running status, fail-safe alarm, and up-down status. In large buildings and places with a large number of elevators, a monitoring and control system is usually built independently in the entire elevator equipment system, and is not connected to the building equipment monitoring system.
